At Masthuggskajen in Gothenburg, NCC has completed Habitat 7 – Sweden’s first Zero CO₂-certified office building. An eight-storey timber-framed building, designed with the aim of taking full climate responsibility throughout the property’s entire life cycle. The Zero CO2 framework, administered by the Sweden Green Building Council, requires that all remaining climate impact be offset to achieve actual net zero.
A natural progression
For SI Sustainable Intelligence, the project was a logical continuation of a long-standing collaboration with NCC. A key insight was that SI’s working methods were already in line with the certification requirements. ”Energy efficiency isn’t something we add to our solutions – it’s the starting point,” says project manager Fredrik Reimer. The collaboration with Regin formed the technical core, comprising control systems, sensors and a BMS system for continuous energy optimisation.
Operations – where real responsibility is taken
With tenants moving in from 2025, SI is managing the initial start-up phase through systematic optimisation based on real-time data. The certification gave SI an unusually broad remit, including the control of radiator systems beyond the standard scope of supply.
”Climate responsibility in the property sector doesn’t end when tenants move in – it’s an ongoing process,” concludes energy engineer Lennart Svensson.
Habitat 7 is already proof that stringent sustainability requirements and technical pragmatism can not only coexist – they reinforce one another.
